We take on all kinds of building services work. Our main areas are electrical work and mechanical work. We handle everything in-house, from equipment and materials sales, permits and installation to construction management, maintenance and repair.

SOWA SERVICE is a building services contractor that started with air conditioning and ventilation work in 1997. We then expanded into plumbing and electrical work, and today we hold Special Construction Business Licenses for both pipe work and electrical work.
A building's systems are connected to each other. An air conditioner needs a power supply, and its drain connects to the drainage system. Because we take on both electrical and mechanical work, coordination between trades and schedule meetings are handled within our company. We accept requests for the whole package or for just part of the work.

Electrical work

We install the electrical systems a building needs, from main power lines and distribution boards to lighting, outlets and power supply for equipment.
Our leading project: New large electronics store (Tachikawa, Tokyo, 2016). We received the electrical work for all five floors (sales floor area about 6,400 m²) as a single contract, covering main power lines, distribution boards, sales floor lighting, outlets and low-voltage systems. Other projects include a new mixed-use facility (Nagoya, 2023–2024), a hotel renovation (Kariya, Aichi, 2024) and office relocations (Tokyo, Kanagawa and Sapporo, 2025–2026).
We began taking on electrical work in earnest in 2015 and obtained the Special Construction Business License for electrical work in 2018. We are also a registered electrical contractor.

Mechanical work

We install building systems for air, water, gas and fire safety. Starting from air conditioning and ventilation work at our founding, we have expanded into plumbing. We obtained the Special Construction Business License for pipe work in 2016.

From product selection and permits to installation and maintenance and repair after handover. Because the same company stays involved, we can move on to the next job already knowing the condition of the building's systems.
Equipment and materials sales
From electrical materials such as light fixtures and wiring devices to air conditioning equipment, sanitary fixtures and fire safety equipment. We select and supply products for electrical and mechanical systems to suit the building and how it is used.
Permits and applications
We also handle the notifications and applications needed for construction, starting with construction start notifications. This saves you effort and helps the work start on schedule.
Installation
With our own tradespeople at the core, we carry out piping, ductwork and electrical work together with partner contractors. We handle both new construction and renovation.
Construction management
We manage schedule, safety and quality. We have experience with single-contract projects for large facilities and with construction management for specialized systems.
Maintenance and repair
Inspection, cleaning, repair and replacement. After handover, we remain your point of contact for keeping your systems running.
For building services design, we work with SEDS, the Group's design company.

Housing
Air conditioning work for homes. We also install whole-house air conditioning in new houses and air conditioning in rental apartments.
Stores
This is the largest area in our project record. Besides renovations of electronics stores (2018–2019, 17 stores in total), we have worked on home improvement stores (new construction), supermarkets in shopping centers, car dealerships, food halls, bookstores and restaurants. Please ask us about work outside business hours or on closed days.
Offices
Air conditioning replacement, and relocation of air conditioning, lighting and outlets for layout changes.
Hotels and hospitals
We have taken on this work since 2012–2013. Projects include hotel renovations (Nagoya; Kariya, Aichi), a hospital renovation (Nagoya), and new clinics and care facilities. For a hotel in Sendai (post-earthquake reconstruction), we handled air conditioning, plumbing and electrical work.
Commercial
For a large shopping center in Shiga (about 100,000 m² of floor area), we received the air conditioning and fire safety (smoke control) work as a single contract.
Public / Disaster Response / Schools
Positive pressure systems built, delivered and installed under our construction management at four nuclear emergency off-site centers in Fukui. We have also renovated air conditioning at elementary and junior high schools in Aichi (2019, 4 projects), government offices, a university, a cultural facility and a junior high school gym, and built systems for a new water treatment plant and a new nursery school.
